Could the First Home Scheme close my gap?

Checked 21 Oct 2026the First Home Scheme's published rules (First Home Scheme DAC (the State with participating lenders)).

The First Home Scheme pays part of the price of a new home and takes a share of it in return. Enter the price, your mortgage and your deposit. The tool shows the gap the scheme would fill, the share that is of the price, and whether both are within the scheme's limits for your county.

The home and your money

What are you buying, and what can you put towards it?

The tool applies the scheme's published caps and ceilings to your figures. The scheme and your lender decide each application. It does not check that the home or the builder is in the scheme, and it does not work out the service charge from year six.

Information, not advice. This tool applies the published rules to the figures you enter. It does not say what a lender will offer you, what a home is worth, or what is right for your money. Everything runs in your browser and nothing you type is sent to this site. Last checked 2026-10-21. MortgageWise is an independent site, not connected with the Central Bank of Ireland, Revenue, the Housing Agency, any local authority, any lender or any Government department. It is not a lender, a mortgage broker, a credit or insurance intermediary, a solicitor, a tax adviser or a financial adviser. It covers the Republic of Ireland only. Before you sign anything, talk to a solicitor and, for advice on a mortgage, to an advisor regulated by the Central Bank of Ireland.
