How much stamp duty will I pay?

Checked 21 Oct 2026the Stamp Duties Consolidation Act 1999, section 31A and Schedule 1, as amended by the Finance Act 2024.

Stamp duty is a tax you pay when you buy a home. Enter the price and whether it is a new build, and the tool works out the duty under the bands in force on the date. On a new home the VAT is taken out of the price first.

The home

What are you paying, and is it new?

The tool covers a home and its garden. A home with land beyond the garden, a shop with a flat, or ten or more houses bought together are charged differently; ask your solicitor.
