How much can I borrow?

Checked 21 Oct 2026the Central Bank (Supervision and Enforcement) Act 2013 (Section 48) (Housing Loan Requirements) Regulations, as amended by S.I. 141/2026.

The Central Bank sets two limits on every mortgage: a multiple of your income, and a share of the price. Enter your income and your deposit, and the tool shows the most the rules allow. A lender applies its own tests on top.

Who is buying
A first-time buyer has never owned a home, here or abroad. Buying again means you have. Buy-to-let is a home you will rent out.

This is the most the Central Bank rules allow. A lender applies its own tests on top and may lend less. It is not an offer.

Information, not advice. This tool applies the published rules to the figures you enter. It does not say what a lender will offer you, what a home is worth, or what is right for your money. Everything runs in your browser and nothing you type is sent to this site. Last checked 2026-10-21. MortgageWise is an independent site, not connected with the Central Bank of Ireland, Revenue, the Housing Agency, any local authority, any lender or any Government department. It is not a lender, a mortgage broker, a credit or insurance intermediary, a solicitor, a tax adviser or a financial adviser. It covers the Republic of Ireland only. Before you sign anything, talk to a solicitor and, for advice on a mortgage, to an advisor regulated by the Central Bank of Ireland.
