Checked 21 Oct 2026the standard repayment formula and the Consumer Protection Code 2025 (in force 24 March 2026).

Paying more than your normal payment clears the loan sooner and cuts the interest. Enter what you owe, the rate and the years left, then an extra amount each month or a lump sum now. The tool shows the interest and the time saved.

Your mortgage now

What do you owe, and what extra could you pay?

After a lump sum
Keep the same payment and the loan ends sooner. Lower the payment and the loan runs the same number of years. The lender decides which it offers; ask.

The tool assumes the rate stays the same and the lender takes the extra off the loan straight away. On a fixed rate, paying more than the lender's allowance can carry a breakage fee; ask for the figure in writing first. It does not say whether paying extra is right for you.
