What a switch saves after feesDeposit calculator

Interest over 5 years is the money gone in that time on your loan, worked out here: at the rate shown while it is fixed, then at the lender’s follow-on variable rate as published today, less any cashback. It counts interest, not repayments, so a lower monthly figure that leaves a bigger balance is not flattered. The table starts sorted by it, lowest first. It is a sum for your figures, not a recommendation: a longer fix costs more in these years and buys certainty for longer, and only you can weigh that.

A month is the repayment on your loan at that rate over the term you chose, worked out here. APRC is the lender’s own yearly cost figure, including its fees and the variable rate it assumes after the fixed period, on its standard example loan. Compare APRC between lenders; do not compare it with the monthly figure. Cashback is money back at drawdown on this loan size.

For scale: the Central Bank’s average rate on new mortgages was 3.53% in 2026-08 (fixed 3.49%, variable 4.16%; euro area 3.62%).

The CCPC runs an official comparison with every product, updated by the lenders themselves: CCPC: mortgage comparisons. The order here is the sort you choose.

Information, not advice. Rates change without notice. A rate shown here is the lender’s published rate on the date in the row, for the loan-to-value band and buyer shown; your own rate depends on the lender’s assessment, and the monthly figure is worked out here from that rate, not quoted by the lender.
